Investment Strategy
- Tralee’s strategy is to maximize returns from inefficiencies or disconnects in all real estate markets. The company believes markets will fracture due to the large number of negative arbitrage transactions, undercapitalized sponsors and unrealistic growth assumptions.
- Tralee will focus on cash flow opportunities instead of focusing on exit based IRR transactions. However, as opportunities arise, Tralee will make selected opportunistic acquisitions that may sacrifice current cash flow for higher long term returns.
- The debt market will repeatedly offer spot opportunities as many investors will be forced to sell. The distressed RE debt markets are expected to swell in volume in 2009 and 2010. Tralee will thoroughly analyze and fully understand the underlying real estate and final liquidation possibilities prior to buying any real estate debt.
- Tralee continually targets recapitalization transactions that provide a solid risk adjusted return on better stabilized real estate which do not require major rehabilitations or repositioning.
